At O’Boyle, we proudly manage a variety of properties throughout Northeast Pennsylvania. Some of our clients include: 40,000 SF of mixed retail/office space at 200-216 Wyoming Avenue and 401 to 415 Spruce Street in Scranton along with a 36 vehicle open air parking lot at 420 Spruce Street. Tenants include: Ciccotti Jewelcase, The Real Deal Barbershop, Steamtown Cigar Club, Note Fragrance, Altier Jeweler’s, the Lackawanna County District Attorney and related County offices. 13,000 SF of retail and residential apartments at 400-412 South State Street in Clarks Summit.  Tenants include:  Beta’ Bread, Edward Jones, The Fenton Agency-Farmer's Insurance, O’Boyle Real Estate, LLC,  Deitzer Associates and Vintage Kitchen.

Our responsibilities include screening tenants, writing leases, rent collection, payment of all bills, yearly maintenance and licensing of all operating systems, fire protection systems and security systems, procuring insurance quotes, snow removal, landscaping, pest control, and preparing reports for owner’s accountants. We issue monthly financial reports via Quicken Rental Property Manager program.

WE PERFORM THE FOLLOWING:

  • Establish rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.
  • Attract tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.  We would utilize the MLS to advertise your listings.
  • Contract with tenants by negotiating leases; collecting security deposit.
  • Accomplish financial objectives by collecting rents; paying bills; forecasting requirements; preparing annual budgets; scheduling expenditures; analyzing variances; initiating corrective action.
  • Maintain property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services
  • Maintain building systems by contracting for maintenance services; supervising repairs.
  • Secure property by contracting with security patrol service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.
  • Enforce occupancy policies and procedures by confronting violators.
  • Prepare reports by collecting, analyzing, and summarizing data and trends.
