1. Rent collection and integration of the client's bank account into our Quicken Property Management Program.
  2. The management company will pay all monthly bills on behalf of the client.
  3. The management company will utilize the Quicken Property Management program to set up all accounts at the bank that the association’s principals choose.
  4. The property management company will work with the client to procure bids for all snow removal, landscaping, and other common area maintenance and repairs.
  5. Copies of all invoices will also be mailed out with the monthly Cash Flow reports.
  6. Property Manager will work closely with all contracted workers to ensure that all work is performed properly and per the contract in place.
  7. Property Manager is on call 24/7 and will report directly to the client
  8. Property Manager will work with the client to formulate a yearly budget at the end of each calendar year.


  • Establish rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.
  • Attract tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.  We would utilize the MLS to advertise your listings.
  • Contract with tenants by negotiating leases; collecting security deposit.
  • Accomplish financial objectives by collecting rents; paying bills; forecasting requirements; preparing annual budgets; scheduling expenditures; analyzing variances; initiating corrective action.
  • Maintain property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services
  • Maintain building systems by contracting for maintenance services; supervising repairs.
  • Secure property by contracting with security patrol service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.
  • Enforce occupancy policies and procedures by confronting violators.
  • Prepare reports by collecting, analyzing, and summarizing data and trends.
