SERVICES THAT WILL BE PROVIDED BY O'BOYLE PROPERTY MANAGEMENT, LLC
- Rent collection and integration of the client's bank account into our Quicken Property Management Program.
- The management company will pay all monthly bills on behalf of the client.
- The management company will utilize the Quicken Property Management program to set up all accounts at the bank that the association’s principals choose.
- The property management company will work with the client to procure bids for all snow removal, landscaping, and other common area maintenance and repairs.
- Copies of all invoices will also be mailed out with the monthly Cash Flow reports.
- Property Manager will work closely with all contracted workers to ensure that all work is performed properly and per the contract in place.
- Property Manager is on call 24/7 and will report directly to the client
- Property Manager will work with the client to formulate a yearly budget at the end of each calendar year.
WE PERFORM THE FOLLOWING:
- Establish rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.
- Attract tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units. We would utilize the MLS to advertise your listings.
- Contract with tenants by negotiating leases; collecting security deposit.
- Accomplish financial objectives by collecting rents; paying bills; forecasting requirements; preparing annual budgets; scheduling expenditures; analyzing variances; initiating corrective action.
- Maintain property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services
- Maintain building systems by contracting for maintenance services; supervising repairs.
- Secure property by contracting with security patrol service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.
- Enforce occupancy policies and procedures by confronting violators.
- Prepare reports by collecting, analyzing, and summarizing data and trends.
